Which lots are available right now?

We try to have the most up to date information we can on the website, however due to the ever changing real estate world, things may be a few days behind. Why are some similar lots priced differently?

As opposed to many new developments, there are multiple property owners within Mouzon's Bluff, these price variations show the different desires and price valuations of those owners.  

 

How big are the lots?

With the exception of the lower creekfront lots which are 3/4 acre, all the lots are 1 acre or more in size.  

 

When will the dock be completed?

We also can not put an exact date on the community dock, as we are waiting for final approval, though we expect that the dock will be ready by late Fall of 2008.

 

Is it true that there is no public water or sewage?

Yes, All residences in McClellanville operate by use of well and septic tank systems.  This is one of the reasons why this area is so pristine and undeveloped.   This also replaces expensive monthly fees with a one-time up front cost of installation.   All waterfront lots will use the new environmentally engineered septic systems. 

 

Is there a Property Owners Association (POA/HOA) and what fees are associated with it?

In order to maintain the proper upkeep of the private roads, community dock, and parks a POA fee of $50 a year is required.  In addition there is a transfer fee of $500 from the buyer at the time of purchase.  These fees are entrusted to the POA association and do not go the sellers.

 

Does Mouzon's Bluff have any Covenant and Restrictions?

A CC&R was put in place in order to preserve the value and enjoyment of property owners.  The town of McClellanville also has its own set of building codes which prohibit mobile homes and houses over 3500 sq.ft.  We are working to have a downloadable copy of these regulation available online, please check back at a later time. 

 

Is there a time limit to build?

We value your individual right to buy a property as an investment or a place that you may want to build your retirement home years down the road, so we will not place require property owners to build a house within in time period.

 

Where can I launch my boat?

 There is a public boat landing in McClellanville. In addition, home owners may launch kayaks or canoes at either Mouzon’s Bluff’s Community dock on the Intracoastal Waterway or Otter Creek Park.

 

Where can I eat in McClellanville?

Pinckney Street Cafe and T.W.Grahams are two fine restaurants in "downtown" McClellanville on Pinckney Street.  There are also The McClellanville Diner and Buckshots on Highway 17.

 

What can I do in McClellanville?

Take a walking or driving tour of the Historic District of McClellanville

Visit The Village Museum at 405 Pinckney Street

Visit Hampton Plantation

Explore the Cape Romain Wildlife Refuge (great fishing!)

Explore the Francis Marion National Forest (great hunting!)
